Access & Maintenance Strategy

An Access and Maintenance Strategy is a coordinated design document that demonstrates how the elements of a building’s external envelope can be safely and efficiently accessed for cleaning, maintenance, inspection, and repair throughout its lifecycle.

These elements may include façades, windows, balconies, cladding systems, drainage and rainwater outlets, rooflights, plant and HVAC areas, photovoltaic (PV) panels, and green roofs. Typical access and maintenance systems include fall protection systems such as fall restraint and fall arrest, rope access systems including davit arms, abseil posts and abseil tracks, as well as edge protection and access solutions such as ladders, walkways, and both fixed and freestanding guardrails.

At PRP, we review each project’s requirements in detail and develop tailored solutions that balance safety, practicality, and efficiency. This includes identifying the most appropriate access systems and ensuring they integrate seamlessly with the building design.

Our service covers the full coordination of façade and roof access provisions, including setting-out plans, fixing details, and operational methodologies to support safe maintenance activities such as glazing replacement.

All strategies are developed in accordance with the Construction (Design and Management) Regulations 2015, the Work at Height Regulations 2005, and the Lifting Operations and Lifting Equipment Regulations 1998, along with relevant British Standards and IRATA International guidance, ensuring full compliance with applicable regulatory requirements.

Typical inclusions of a PRP Access & Maintenance Strategy:

  • Project brief and scope of works
  • Access system options and selection
  • Marked-up elevations (for rope access requirements)
  • Setting-out plans
  • Product specifications and fixing details
  • Operational methodology
