A Phase 1 Desktop Study is the initial stage in ground investigations to identify potentially contaminated land and can save you money by detecting potential contaminated land issues at an early stage.
The desktop study establishes geology, hydrology, history and the environmental setting and sensitivity of a site. It is generally required as part of the planning process and can be required by a planning consultancy, warranty companies and building control officers.
A Phase 1 Desktop Study should comprise both the desktop study and a site walkover including a conceptual site model. The site walkover enables us to identify any local features that might not be displayed on a map and to check for visual and odorous evidence of ground contamination. No sampling of soil is carried out at this stage.
Our Phase 1 reports, which include the desktop study and site walkover, are designed to meet the requirements of planning conditions and can provide an assessment of potential risks prior to property or land purchases.
Additionally, the report can be used to inform further work on site such as a Phase 2 ground investigation in order to fully understand the potential contamination issues, to de-risk a purchase, or to better understand the extent of work necessary prior to development.
